What is this tool?
The Imposto Municipal sobre Imóveis (IMI) is Portugal's annual municipal property tax, charged every year to whoever owns a property on 1 January. It works like the Spanish IBI or the German Grundsteuer, and after the IRS surcharge it is the second-largest source of municipal revenue in the country. Crucially, IMI is not calculated on the price you paid for the property: the base is the valor patrimonial tributário (VPT), the taxable patrimonial value that the tax authority assigns to each parcel.
You will find the VPT on the caderneta predial — the property tax record you can download from the Portal das Finanças for every property you own. Urban buildings (prédios urbanos: apartments, houses, shops and building land) are taxed somewhere between 0.30% and 0.45% of the VPT, while rustic properties (prédios rústicos: agricultural, forestry or grazing land) pay a flat 0.8%. Each municipal assembly fixes its own rate inside the legal band every year, so two identical apartments in neighbouring municipalities can carry noticeably different bills.
On top of the annual IMI, high-value residential urban property attracts the Adicional ao IMI (AIMI), a surcharge introduced in 2017. How it works
The engine behind this tool is the single statutory formula defined in the Código do IMI: IMI = VPT × municipal rate. There is no progressive scale and no deduction — the tax is a straight multiplication, which is why a clean, current VPT from your caderneta predial matters far more than any calculator trick.
Choosing the rate. For urban property, pick the rate your câmara municipal published for the year: the dropdown offers the common presets from 0.300% to 0.450% in 0.025 steps, plus a custom field for anything in between. For rustic property the law fixes a single 0.8% rate, so the calculator applies it automatically and ignores the dropdown. Municipalities may adjust their rate annually within the legal band, and the assembly's decision applies to the whole following year.
Derived metrics. Beyond the annual figure, the tool computes a monthly equivalent (annual IMI ÷ 12) so owners and landlords can spread the cost across twelve months of budget or rental income, and an installment estimate following the common rule: up to €100 the IMI is collected in a single installment, between €100 and €500 in two, and above €500 in three payment windows (May, August and November of the same year). Exact due dates vary by municipality, so treat the schedule as indicative.
AIMI check. If the VPT of a residential urban property exceeds €600,000 for an individual owner, the tool applies the AIMI progressive scale — 0.7% on the portion from €600,000 to €1,000,000, 1.0% from €1,000,000 to €2,000,000, and 1.5% above €2,000,000. Companies pay a flat 0.4% on the total residential VPT and offshore entities 7.5% — the reference table below lists every tier, but only the individual rule is computed here, and the surcharge is normally billed separately in September of the following year. Frequently Asked Questions
Where exactly do I find the VPT used by this calculator?
In the caderneta predial of the property, which you can open in your Portal das Finanças account under the patrimony section. The field is labelled valor patrimonial tributário. For apartments it covers the building and its share of the land; for rustic plots it is the land value. The calculator needs the total VPT exactly as printed on the current-year document.
Why can the rate differ between two neighbouring municipalities?
Because each municipal assembly fixes its own IMI rate annually within the legal band of 0.30% to 0.45% for urban property. The decision must be published by 31 December and applies to the following year. Municipalities facing severe population loss are allowed to set rates outside the standard band, which is exactly why the custom-rate field exists in the calculator.
How is the Adicional ao IMI (AIMI) calculated?
For individual owners, the AIMI is progressive on the combined VPT of residential urban property above €600,000: 0.7% on the portion from €600,000 to €1,000,000, 1.0% from €1,000,000 to €2,000,000 and 1.5% above €2,000,000, so only the excess is taxed. Companies pay a flat 0.4% on the whole residential VPT and offshore entities 7.5%. This tool computes only the individual rule and flags the threshold; the surcharge is assessed separately and normally falls due in September of the year after the ownership assessment date.
When and how do I pay the IMI?
Under the standard rule, amounts up to €100 are paid in a single installment (May), amounts from €100 to €500 in two (May and November) and amounts above €500 in three (May, August and November). Exact due dates appear on the assessment notice, and payment works at Multibanco ATMs, home banking or directly in the Portal das Finanças.
Can I be exempted from IMI on my own home?
Yes, if the property is your permanent residence, its VPT does not exceed €125,000 and your household taxable income stays below €153,300 per year. The exemption must be requested from the tax office and is granted for three years, renewable on reapplication. Low-value rustic properties farmed directly by their owners can also qualify for reduced rates or relief.
Does the IMI change when the property is sold or revalued?
The tax follows the property, not the transaction: the buyer pays IMI from the first full year of ownership based on the registered VPT, and a sale does not reset that value. Renovation works that change the building's characteristics can trigger a new assessment, and municipal revaluation cycles update values periodically, so the bill can move years after the purchase.
